December 9, 2024 – Virtual HOA Meeting
Virtual HOA meetings are held on the 2nd Monday of the even months of the year, except for the Annual Meeting in August and if there are specific business items that cannot wait two months. Virtual Meetings will start promptly at 6:30 pm and will include a homeowners forum. After the open meeting, the board will go into executive session (board members only). Starting in October the virtual meetings will switch to Microsoft Teams. | ||

Fishing In The Ponds
UPDATE (6/25/2024): Six signs have been installed at the ponds, four around the large pond and two at the small pond. Thank you residents for keeping our ponds clean.
In recent months, there have been ongoing concerns regarding the functionality of the ponds’ fountains. The board has been notified by our pond management company of an alarming increase in the presence of fishing lines and other litter in the ponds. This influx of debris has resulted in significant issues with our fountains, requiring replacements and other costly repairs. These repairs have financial implications for all residents, affecting our collective budget. While the board fully supports fishing activities for residents, we kindly urge everyone to exercise mindfulness regarding waste disposal and to responsibly dispose of fishing lines rather than leaving them in or around the ponds. Additionally, we acknowledge that our ponds have attracted attention from non-residents, and assume this is where most of the litter and fishing lines originate. To address this, the board plans to install signage indicating that the ponds are for resident use only/no trespassing, aiming to deter non-residents from fishing.
Newly Adopted Rules and Regulations
At the June 10, 2024, HOA Meeting, new regulations regarding holiday lights and seasonal decorations were adopted and are now in effect. These new regulations address temporary holiday lights, seasonal decorations, and permanently installed security lights that are also used as holiday lights. UPA Payment Processing
In early June, a letter went home to residents informing homeowners of the transition to a new payment processing system for monthly dues that will take effect on July 1, 2024. If you make payments through their current system, you will need to register with the new payment system and set up your automatic payments there. The new payment system can be accessed at https://upa.cincwebaxis.com. If you use bill pay through your bank, please use the new address below. Late fees will not be assessed for July 2024 during this transition.

Boats, RV’s & Trailers
Boats, RV’s & trailers are allowed to be parked in the community but they must be parked behind the front wall of your house. Please refer to the City Ordinance regarding boats, RV’s & trailers, & : § 6-2003. – Commercial vehicles in residential areas.
